Services 1. Residential

Advising buying customers for each step of the transaction process by starting with the consultation which targets all predictable elements of the transaction: in creating a profile of customers financial readiness; in revealing customers’ preferred home characteristics; in clarifying every individual as a party to the transaction; following with: moving date, relevant contract disclosures, inspection protocols, advising lenders’ appraisers of market conditions; and successfully closing the transaction.

For selling customers, marketing the property to agents’ network, multiple listing services, social media, Signature Company agents Caravan, advising customers on how to stage the home in the given market, assessing the physical condition of the home and preventive measures, pricing the home to reflect most recent market values of comparable neighboring homes, deciding on a price by consideration of available inventory and turnover rate in area market.

Services 2. Commercial

 

Expect a degree of attentive care in every aspect of the deal in tracking market CAP Rate, ROI, timely contract performance.

Services 3. Rental

​

Seasonal rentals often run from November to May. Seasonal leases are paid upfront in full and are taxed at the current rate of 13%. The list of items, except for credit proof, for annual applications are as shown below.

Annual rental leases are renewable on a yearly basis, Florida statutes allow only a one year term in the lease. Therefore, multi-year leases are regarded

as many one-year leases.

​

Also, an annual rental application process may require the following:

 

  1. Credit Score of 680 or better (score of 760+ is ideal)

  2. Credit + Background Checks

  3. Complete an Association Application

  4. Issue non-refundable Application fees of $100.00 or more as applicable

  5. 1st, last months rental payments plus security deposit

  6. Refundable common area security deposit, if applicable

  7. Bank statement for proof of funds

  8. Employment history including employer references as applicable

  9. Past rental reference(s) including previous Landlord(s)

  10. Abide by Community Association Rules as applicable

  11. Association application approval could take as long as a one-month period

  12. Provide a government issued photo ID.

 

Further, Tenant Applicant must sign a Broker Tenant Leasing Agreement before any showing. Also, there is a Broker Transaction fee payable from Tenant.
